Job Description
6. Conduct general building inspections, diagnose defects, and recommend actions in line with regulations.
7. Undertake damp and mould assessments and recommend remedial works.
8. Ensure compliance with housing disrepair protocols and internal KPIs.
9. Maintain accurate records and update systems promptly.
10. Provide expert surveying advice and represent the organisation in legal proceedings.
11. Stay informed on legislative changes, including the Social Housing Regulation Act 2023.
12. Conduct minor works surveys and prepare repair schedules.
13. Supervise external contractors in line with CDM Regulations 2015.
14. Monitor contract performance and ensure health and safety compliance.
15. Attend new build schemes to assess future maintenance needs.
16. Manage quotations and contractor payments within budget guidelines.
17. Produce Energy Performance Certificates for lettings and sales.
18. Ensure compliance with current building legislation, including the Fire Safety Bill and Awaab's Law.
The Successful Applicant
19. HNC in a construction discipline or equivalent surveying qualification.
20. Experience conducting general building surveys and inspections.
21. Knowledge of S11 of the Landlord & Tenant Act 1985 and HHSRS assessments.
22. Awareness of the Regulatory Reform (Fire Safety) Order 2005 and fire risk assessments.
23. Understanding of asbestos management and associated risks.
24. Ability to identify and diagnose damp issues and recommend remedial works.
25. Knowledge of housing disrepair, environmental health legislation, and case law.
26. Familiarity with financial regulations and standing orders.
27. Experience in contract management and monitoring contractor performance.
28. Understanding of energy efficiency in residential properties.
29. Ability to prepare detailed repair schedules using NHF Schedules of Rates or similar.
30. Strong organisational skills with the ability to prioritise and meet deadlines.
31. Excellent IT skills, including Microsoft Word, Outlook, Excel, and use of handheld devices.
