Role: Sales Manager

Your new role

The purpose of this role is to assist the Senior Sales and Marketing Manager in driving business growth. The candidate will be experienced in a new homes Sales role currently, performing strongly against targets and highly motivated in driving forward a team.


DUTIES:

1. Manage staff to ensure compliance with company procedures and policies and within relevant legislation.
2. Preparation of sales releases and market research for land appraisals to ensure that the optimum sales prices are achieved.
3. Produce sales statistics and maintain records of competitor activity and local market.
4. Monitor the effectiveness of advertising to ensure the best use of advertising budget.
5. Liaise with the Sales Director and Construction Director to ensure a controlled sale and build release is in keeping with market conditions within budget requirements.
6. Schedule requirements for Sales Centres, Show homes, Sign Boards, Sales literature, Agents display and instruct approved specialist contractors and implement inception in accordance with standard processes and within budget.
7. Monitor installation of item to ensure all are completed to the agreed programme within budget timescales.
8. Ensure all presentation within sales centres and show homes are in pristine condition at all times.
9. Liaise with solicitors, mortgage brokers, lenders and estate agents to insure smooth progress of each sale from reservation to completion within budget and programme.
10. Monitoring all point-of-sale material and advertising to ensure compliance with Property Misdescriptions act.
11. Prepare and manage staff rotas, commission claims, time sheets and holiday entitlements.
12. Achieve set targets within budget.
