Technical Services Manager

We are commercial interior fit‑out specialists in office and laboratory sectors. Bulb is part of Unispace Life Sciences.
For office interiors, we work with clients to redefine workplaces and create inspiring, productive environments—corporate offices, buildings, or data centres. We also provide workplace consultancy, building appraisals, interior design, furniture selection, project management, and cost control.
For laboratory spaces, we combine construction, engineering, and scientific expertise to deliver fit‑outs, refurbishments, and consultancy, covering building selection, lab design, lab furniture, ventilation, refrigeration, gas supply, regulatory compliance, and security.
Role Profile
As a Technical Services Manager (TSM) based in Reading, you will assist in producing MEP designs for tender and in supervising the installation of building services on site. Your responsibilities include managing day‑to‑day project elements, overseeing multiple projects from an MEP perspective, and ensuring high quality and compliance.
Responsibilities
* Lead projects from inception, ensuring designs meet time and budget targets.
* Organise the production of MEP performance specifications for RIBA Stage 2/3 and tender on a design‑and‑build basis.
* Develop specifications, drawings, and schedules.
* Conduct building surveys/appraisals and produce reports and recommendations for existing and new MEP services, including BMS controls.
* Assist and advise the Estimation, Pre‑Construction, and Design teams on key issues, risk, and budgeting for MEP services.
* Evaluate subcontractor tender bids and design documentation.
* Support sales in pitching projects and prepare MEP information for client presentations.
* Chair MEP site meetings, provide technical advice, and monitor subcontractor progress.
* Review and approve subcontractor technical submissions and drawings.
* Attend and chair meetings with clients, designers, specialists, and team members.
* Assist the Project Manager with void closure and periodic MEP inspections/sign‑offs.
* Prepare commissioning programmes and manage commissioning processes.
* Contribute to project reports and attend meetings, including formal quality audits.
* Maintain operational responsibility for delivery of building services engineering works.
Skills & Experiences
* Experience in the fit‑out industry, ideally on projects £5m+.
* Knowledge of mechanical, public health, electrical, and life safety building services.
* Understanding of local market and subcontractors.
* Experience in pre‑construction processes and design‑phase management.
* Recognised qualifications in building services engineering.
* Knowledge of local building codes and health & safety standards.
* Proficiency with Microsoft Project, Vista, or similar construction PM software.
* Ability to collate team information and prepare project reports.
* A client‑focused, relationship‑driven approach to sub‑contractors.
