Job Title: Maintenance Technician
Location: Village Pointe, 43650 Challenger Way, Lancaster, CA 93535, USA
Position Type: Full-Time
Compensation: $20 - $21 per hour
Job Summary:
The Maintenance Technician is responsible for maintaining the upkeep of apartment homes, buildings, and grounds. Duties include repairing flooring, drywall, appliances, troubleshooting plumbing, electrical, safety, security systems, HVAC, painting, and cleaning. The role requires compliance with safety protocols and company policies, supporting client satisfaction within the operating budget.
Responsibilities:
* Carry out daily operations aligning with owner philosophies to meet client expectations.
* Adhere to maintenance schedules, conduct inspections, and ensure property aesthetics.
* Provide emergency maintenance services during evenings, weekends, and holidays.
* Perform unit turnovers including repairs, painting, and appliance installation/removal.
* Maintain equipment, tools, and supplies, ensuring safety and organization.
* Prepare properties for inspections such as NSPIRE, MOR, TCAC, CALFHA, and collaborate with stakeholders.
* Enforce community rules, comply with Fair Housing Laws, and uphold professional standards.
Minimum Requirements:
* At least 1 year of experience in property maintenance, hotel, facilities, or construction.
* Knowledge of regulatory inspections (NSPIRE, MOR, TCAC, CALFHA).
* High school diploma or equivalent; technical certification preferred.
* Ability to wear a respirator and pass medical fitness assessments.
* Proficient in English; basic computer skills; own tools may be required.
