Job Title: Senior Quantity Surveyor (Social Housing)
Salary: £55,000 - £65,000 + company car / fuel / benefits package
Location: Belfast, Northern Ireland
Overview: Lead all commercial, financial, and contractual aspects of multiple projects within a leading construction company's building maintenance department. Focus on maximising profitability, legal and contractual compliance, and proactive management of commercial issues. Responsible for applications, valuations, and ensuring prompt payments, aligning activities with company policies. Play a pivotal role in guiding commercial strategy and project delivery from a financial and contractual perspective.
Key Accountabilities:
1. Project Financial Management: Oversee budgets, forecasts, financial reports, cost control, and cash collection. Provide strategic insights to maximise profitability.
2. Contract Administration: Manage contracts, including negotiations and variations. Ensure contractual obligations are met and legal risks minimized.
3. Procurement and Tendering: Supervise procurement, evaluate bids, select subcontractors, ensuring value and strategic alignment.
4. Cost Valuation and Reporting: Conduct valuations, manage payments, prepare final accounts, and oversee profitability reports, identifying risks and opportunities.
5. Risk Management: Identify, assess, and mitigate financial and contractual risks to protect the company's interests.
The Ideal Person:
* Degree qualified or relevant qualifications
* Extensive experience as a Quantity Surveyor
* Proven senior responsibility with high-value projects
* Strong understanding of construction methods, materials, and practices
* Advanced knowledge of contract law, building regulations, and health & safety
* Excellent commercial skills and financial reporting experience
* Social Housing or maintenance background preferred
* Good IT skills
* Strong communication, negotiation, and influencing skills
* Excellent time management and ability to work under pressure
