Purpose of Job
To ensure all environmental conditions are maintained at all times concerning critical building systems. To carry out PPM tasks, reactive, and breakdown works on all M&E systems within the site. Engineers must demonstrate relevant knowledge of air conditioning, UPS, generators, LV systems, including fault-finding using graphical information and current alarm data.
Key Responsibilities
1. Ensure routine PPM is performed on all mechanical & electrical plant according to site schedules and asset lists.
2. Complete reactive tasks promptly and proactively identify areas for improvement, including store and fabric-related issues.
3. Manage sub-contractors to meet contractual requirements, including approvals and safe operation during repairs or services.
4. Operate a Permit to Work System following BGIS Quality, Health & Safety procedures and client requirements.
5. Quickly remedy plant faults and defects to keep equipment operational.
6. Maintain adequate spares for maintenance and reactive works, providing parts lists and time estimates.
7. Complete all paperwork related to reactive and breakdown works promptly and pass to the contract administrator.
8. Prepare and utilize Method Statements and Risk Assessments for all tasks to ensure safety.
9. Develop good working relationships with BGIS staff, subcontractors, and client representatives.
10. Maintain a safe and healthy working environment, including PPE use.
11. Present a professional image of BGIS to clients at all times.
12. Keep plant rooms locked, clean, and tidy.
13. Supervise and monitor subcontractors during maintenance activities.
14. Complete assigned tasks appropriately and safely.
15. Follow H&S guidelines and ensure compliance with KPIs/SLA's.
16. Keep the Computer Based Maintenance system (e.g., Maximo) updated, closing tickets accurately.
17. Operate Permit to Work systems per BGIS and client standards.
18. Perform any other tasks as directed by site management.
19. Ensure the engineering team produces near-miss reports, risk assessments, and site activity records, escalating non-compliance.
20. Proactively check the operation of the LOTO system per safety procedures.
21. Monitor building environmental conditions using the BMS system to maintain acceptable internal conditions.
