Estates Manager – Associated British Ports

We are exclusively instructed by Associated British Ports (ABP), the UK’s leading ports group, to appoint an Estates Manager to oversee their East Anglia region, covering the strategically important ports of Kings Lynn, Lowestoft, and Ipswich. This is a client-side position within one of the UK's most critical infrastructure businesses, supporting supply chains and regional economies through efficient and commercially driven property management.
The Role
We are seeking a proactive and commercially minded Estates Manager to take responsibility for a varied estate portfolio across East Anglia. From lease negotiations to health and safety compliance, you will be the key interface between ABP, tenants, and stakeholders, ensuring land and property assets are fully optimised and strategically managed.
Key Responsibilities
• Manage day-to-day operations across the estate, including rent reviews, lease events, inspections, and maintenance.
• Lead on landlord and tenant matters, ensuring legal compliance and timely resolution of issues.
• Deliver strategic initiatives for asset enhancement, including MEES compliance, sustainability upgrades, and dilapidations management.
• Drive estate optimisation opportunities to support revenue growth and long-term resilience.
• Oversee onboarding of new occupiers and manage relationships with tenants, agents, and local authorities.
• Support development projects and collaborate across ABP’s operational and property teams.
• Ensure full compliance with ABP’s “Beyond Zero” health and safety culture and all statutory obligations.
To Be Considered
• Chartered Surveyor (MRICS) with strong experience in commercial property management.
• Proven knowledge of leasehold and landlord-tenant law within operational or logistics-driven environments.
• Strong commercial acumen with a proactive and organised approach.
• Confident managing external consultants, stakeholders, and internal teams.
• Excellent negotiation and communication skills with the ability to influence across all levels.
