About the Hotel This contemporary, high-performing 4-star hotel is part of a reputable branded group, known for its excellent guest experience, strong operational culture and investment in facilities. With a busy mix of leisure guests, conferences, spa members and corporate clients, the property requires an experienced Maintenance Manager who can keep the operation running smoothly at all times.
You will lead a small but dedicated maintenance team and work closely with departmental managers to ensure the entire hotel is safe, compliant, and maintained to brand standards.
The Role What Youll Be Responsible For As Hotel Maintenance Manager, you will take full ownership of all day-to-day maintenance activities across the property, ensuring everything operates safely, efficiently and to the highest standard.
Day-to-Day Responsibilities Manage all planned preventive maintenance (PPM) and reactive maintenance tasks across bedrooms, public areas, leisure facilities, spa, kitchens, and back-of-house areas.

Lead, train and support the maintenance team, delegating tasks and ensuring work is completed professionally and on time.

Conduct daily hotel walkarounds, identifying maintenance issues and ensuring immediate resolution where required.

Maintain accurate records for Health & Safety, PPM schedules, equipment checks, fire safety compliance and risk assessments.

Oversee the management of boilers, water systems, electrical equipment, HVAC systems and other operational machinery.

Respond promptly to guest issues, ensuring a high level of customer service and minimal disruption.

Work closely with the GM, Heads of Department and external contractors to coordinate repairs, upgrades and compliance work.

Support and supervise external contractors onsite, ensuring work is carried out safely and in line with hotel standards.

Make recommendations for long-term maintenance projects or capital investment improvements.

Manage small projects in-house where appropriate (decorating, repairs, equipment replacements, improvements).

Monitor and manage department costs, procurement and budget spend.

Participate in the hotels emergency response procedures, including callouts and out-of-hours maintenance needs.

Ensure all maintenance areas, workshops and storage rooms are clean, safe and organised.

What Youll Bring Strong, practical working knowledge of hotel property maintenance, including plumbing, electrical, mechanical, decorating and general building skills.
Excellent understanding of Health & Safety regulations, fire safety, PPE, and risk assessment procedures .

Experience managing PPM and reactive maintenance in a hotel or similar large, multi-facility environment.

Confident administration abilities, including accurate record keeping and compliance documentation.

Commercial awareness understanding the importance of working within departmental budgets.

Good IT skills and strong literacy and numeracy.

Hands-on, proactive attitude with the ability to prioritise, problem-solve and work under pressure.

Strong communication skills and a customer-focused mindset.

Experience leading, coaching or developing a team.

Flexibility to work 40 hours across 5 days, including occasional callouts.

Desirable Experience within a branded hotel environment.

Formal maintenance or engineering qualifications (e.g., electrical, plumbing, HVAC).

Experience with leisure club or spa equipment maintenance.
