The Estates Team, within the Property and Asset Management Service of the Council, is responsible for providing comprehensive property management services, including new lettings, rent reviews, lease renewals, service charge management, easements, and asset and rental valuations.

We are seeking an enthusiastic, engaging, and motivated Senior Estates Surveyor (general practice) to play a key role in our busy professional Estates Team.

The ideal candidate will be self-motivated and proactive, with strong organizational skills and the ability to work under pressure and meet deadlines. This role requires a blend of technical expertise and strong interpersonal skills; therefore, we are looking for someone approachable and skilled.

Ideally MRICS qualified, the successful candidate will have extensive knowledge of commercial landlord and tenant law and experience in estates management activities.

We seek a Senior Surveyor who is enthusiastic and dedicated, with excellent communication skills to build lasting relationships with clients and colleagues. A collaborative, team-focused approach is essential. The candidate should be technically proficient, resilient, and capable of handling challenging conversations with clients. We value someone who takes ownership of their cases and aspires to be a leader, willing to guide and develop junior officers within the team.

Experience working in a commercial property environment is essential; experience in both the public and private sectors is desirable. Above all, professionalism and integrity are vital to inspire trust and confidence among clients, team members, and stakeholders.

Main Duties and Responsibilities

Responsible for the day-to-day management of the property portfolio, including:

* Arranging new leases/licenses and renewals, ensuring agreements are completed within the agreed timetable, budget, and service standards.
* Managing rent reviews and lease renewals, resolving rent review disputes, and negotiating lease variations and surrenders.
* Handling lease expiries, meeting tenants on-site if necessary, ensuring formal agreements are reached, and managing key transfers, rent deposit returns, utility notifications, and meter readings.
* Undertaking valuations for establishing rental and capital values for new agreements or property sales, and negotiating terms with tenants, licensees, or buyers, including reinstatement values.
* Marketing properties for letting or sale, preparing heads of terms, negotiating and finalizing lease or sale agreements, and instructing legal teams for conveyancing, in line with council policies and legislation.
