Job Title: Senior Quantity Surveyor (Social Housing)
Salary: £55,000 - £65,000 + company car / fuel / benefits package
Location: Belfast, Northern Ireland
Overview: Lead all commercial, financial, and contractual aspects of multiple projects within the Building Maintenance department. Focus on maximizing profitability, ensuring legal and contractual compliance, and managing all commercial issues. Oversee applications, valuations, and payments, aligning activities with company policies. Play a key role in guiding commercial strategy and project delivery from a financial and contractual standpoint.
Key Accountabilities:
1. Project Financial Management: Manage budgets, forecasts, financial reports, cost control, and cash collection. Provide strategic insights to maximize profitability.
2. Contract Administration: Handle contract preparation, negotiation, finalization, and ensure obligations are met while minimizing legal risks.
3. Procurement and Tendering: Oversee tender processes, bid evaluation, subcontractor and supplier selection, ensuring value and strategy alignment.
4. Cost Valuation and Reporting: Conduct valuations, manage payments, prepare final accounts, and oversee project profitability reports, identifying risks and opportunities.
5. Risk Management: Identify, assess, and develop strategies to mitigate financial and contractual risks.
The Ideal Candidate:
* Degree qualified or relevant qualifications
* Extensive experience as a Quantity Surveyor
* Proven track record in senior roles managing high-value projects
* Strong understanding of construction methods, materials, and practices
* Advanced knowledge of contract law, building regulations, and health and safety
* Excellent commercial and financial reporting skills
* Background in Social Housing or maintenance preferred
* Good IT skills
* Strong communication, negotiation, and influencing skills
* Excellent time management and ability to work under pressure
