Job Purpose: The Project Commercial Manager will report to the Contracts and Procurement Commercial Director and will be part of a major, commercial-scale construction project to build a long-duration energy storage facility in Hunterston, Scotland. First 6 months expected to be in Manchester then move to the Hunterston site. Hybrid working available. The Project Commercial Manager will be responsible for managing the commercial aspects of the project, including two key NEC contracts, procurement of subcontracts, and all other day-to-day project commercial activity.
Key Responsibilities
* Contractor Management: Lead the commercial management of two construction contractors (Mechanical, Electrical & Instrumentation works and Civil works) under NEC contracts; monitor performance, ensure compliance with contractual obligations, timelines, and quality standards; review and recommend actions on early warnings, compensation events, project manager instructions, etc.; manage the variation process, change orders, and resolve disputes effectively; oversee and manage the payment application process, including progress measurement and timely payment certifications and notices.
* Subcontract Procurement: Oversee the procurement process for specialist subcontracts (e.g., HV connection, jetty construction, logistics management); develop and execute subcontract procurement strategies; ensure packages are tendered, negotiated, and awarded promptly and in line with procedures; ensure subcontractors meet timelines, quality, and health & safety requirements; oversee and manage subcontract payment applications.
* Team Leadership & Resource Management: Lead a team of Subcontract and Quantity Surveyor personnel; foster collaboration across the commercial team; provide mentorship and support for professional development.
* Cost Management & Reporting: Collaborate with Project Controls to ensure accurate cost management and reporting, including cost reports, cash flow forecasts, and budget monitoring; identify cost overruns and implement corrective actions; identify and mitigate commercial risks promptly.
* Contractual & Legal Compliance: Ensure adherence to contracts (including NEC-based agreements); work with legal team to review terms, manage claims, and resolve issues; develop stakeholder relationships; support in resolving claims, disputes, or time/cost defences where required.
* Stakeholder Communication & Reporting: Provide regular updates to senior stakeholders on commercial performance, risks, and opportunities; maintain organised commercial documentation for audits; liaise with project directors to support decision-making.
* General Functional Activity: Ensure compliance with organisational policies; support in implementing procedural improvements and a compliance audit programme; provide commercial awareness training to project staff; establish and maintain commercial reporting structures; identify improvements to reporting templates; maintain accurate commercial records; maintain positive relationships with internal and external stakeholders; contribute to company culture and values.
Requirements
Essential:
* A degree in Quantity Surveying, Construction Management, Engineering, or related field (or equivalent)
* 15+ years of experience in project commercial management within construction or energy sectors, with large, complex projects
* Strong understanding of NEC forms of contract, including cost management, change management, and claims processes
* Experience managing multiple contractors and subcontractors across scopes, with expertise in MEI and Civil works
* Experience procuring and executing subcontracts for large-scale projects
* Experience managing commercial project teams, with focus on mentoring and development
* Strong commercial acumen and negotiation skills
* Excellent communication and interpersonal skills with stakeholders including contractors, senior management, and suppliers
* Ability to manage and resolve disputes and commercial challenges effectively
* Strong organizational and time management skills; ability to manage multiple priorities
* Proficient in project management software and cost management tools

* Chartered status with RICS or other relevant professional body
