The Opportunity
With the continued growth of the portfolio, we are recruiting for the role of Revenue Manager Marine & Lawn Hotels & Resorts. Reporting into the Area Revenue Manager, you will be responsible for maximising revenue, market share and profit performance within the portfolio (currently 7 hotels). This role will work closely with the commercial team and lead activities to maximise profit performance for Marine & Lawn Hotels in addition to being involved with transitioning new hotels into the portfolio.
This role is ideal for a single-property Revenue Manager or an experienced multi-property Analyst looking to take the next step in their career. The position is offered on a remote working basis with periodic travel to hotels as required.
Job Duties & Responsibilities
* Grow RevPAR and RevPAR Index and maximise GOP at each property
* Analyse transient and group pickup, and rate positioning in Lighthouse, making pricing decisions for yielding segments in Duetto, and adjust revenue strategy if needed.
* Do the same review for the next 30-90 days and monitor the pace trends to the prior year by utilising all the tools above.
* Review unconstrained demand and provide recommendations for the optimal mix of business.
* Analyse local events and project their impact.
* Conduct bi-weekly group pickup meetings with the sales teams and other relevant personnel to ensure that group blocks are accurately allocated and cut-off dates are managed correctly.
* Lead the weekly commercial meeting for assigned properties; review prior week's decisions to evaluate effectiveness; follow up on assigned tasks of others; critique year-over-year variances by segment, etc. Bring insights and strategy topics, all to maximise revenue optimisation.
* Prepare weekly and monthly forecasts on a rolling 3-month basis
* Review weekly STR results and incorporate them into the owner's recap commentary.
* Monitor, pull, and complete weekly upsell production for each property.
* Work with the Golf Account Director to maximise business from the GTO sector
* Weekly calls with the Front Office of each hotel to discuss upsell production and email capture for check-ins made through OTA sites.
* Attend weekly one-to-one with Area Revenue Manager and bring pertinent information to the meeting to expedite and maximise the allotted time.
* Attend digital marketing calls and bring relevant questions about strategy. Assist with internet marketing campaigns, GDS advertising, etc.
* Work with Brand Marketing and appropriate property personnel to create a forward-looking email strategy and compile the data into the promotional Gantt chart.
* Monitor online reviews and ensure distribution channels have accurate content and pricing.
* Assist with the preparation of the annual room revenue budget and business plans for hotels within your remit.
* Develop relationships with Online Travel Agencies to maximise opportunities through these channels.
* Assist in developing the hotel managers and on-site teams to become proficient in revenue management.
* Work with the hotel to ensure coding and tracking is performed correctly.
* Troubleshooting any issues across the portfolio tech stack, which currently includes Opera PMS, HMS PMS, Synxis CRS, Duetto PMS, ProfitSword, Revinate and UpsellGuru.
* Onboarding new properties as they are integrated into the portfolio, including the setup of all key systems where needed.
What Are We Looking For?
* Minimum of two (2) years of revenue management experience with multiple systems.
* Experience with HMS & Opera Cloud PMS, as well as Duetto RMS and Synxis CRS is preferred but not a necessity.
* Good analytical and communication skills
* Proficient in Microsoft Excel
* Relationship/stakeholder management and influencing skills.
* Hotel Management, Business, and/or related degree preferred.
* Previous roles with hotels in a leisure or GTO-led market is preferred, but not a necessity.
