The Role

You will take full responsibility for the successful delivery of a major commercial development from pre-construction through to completion, leading a high-performing project team and acting as the key interface with the client, consultants, and stakeholders.

Key responsibilities:

• Full project leadership of a £90m new-build commercial scheme
• Ownership of programme, delivery strategy, and site performance
• Acting as the senior client-facing lead for the project
• Driving commercial performance, risk management, and project profitability
• Leading multidisciplinary teams across design, commercial, and construction functions
• Ensuring best-in-class standards in health, safety, quality, and delivery
• Overseeing procurement strategy and major subcontractor packages
• Delivering a high-profile scheme in a live, complex Central London environment

What we’re looking for

• Proven track record delivering £50m–£150m+ commercial new-build projects
• Current or recent experience with a leading Tier 1 main contractor
• Strong background in major London commercial / office developments
• Confident leading large teams and high-value stakeholder relationships
• Excellent commercial acumen and delivery mindset
• Natural leader with presence, authority, and decision-making capability
• MCIOB / MRICS / MAPM (or equivalent) preferred
