Job Overview:
We are seeking a reliable and proactive self-employed Caretaker to oversee the day-to-day cleanliness, upkeep, and operational support of our large RTM (Right to Manage) residential estate. The Caretaker will play a vital role in maintaining high standards across the communal areas and will act as a point of contact for on-site maintenance matters. This includes ensuring the estate remains clean, safe, and presentable along with assisting with refuse collection logistics.
Key Responsibilities:
General Estate Maintenance:
· Conduct daily inspections of communal areas, reporting any damage, hazards, or necessary repairs.
· Carry out minor repairs or maintenance tasks where appropriate (e.g., replacing light bulbs, unblocking drains, adjusting doors etc).
· Monitor and report contractor activity to ensure works are completed to a satisfactory standard.
Cleaning and Presentation:
· Maintain cleanliness of communal hallways, stairwells, bin stores, entrance areas, and other shared spaces.
· Clear litter and debris from around the estate, including pathways and car parks.
· Remove any bulk waste and ensure storage areas are kept tidy.
· Refuse and Bin Management:
· Manage the movement of bins in accordance with the local authority's collection schedule.
· Ensure bins are presented and returned promptly to their designated areas.
· Report any missed collections, damaged bins, or issues with waste disposal.
Health & Safety Compliance:
· Conduct routine checks of communal fire safety equipment (where trained).
· Ensure all exits, pathways, and communal areas remain clear of obstructions.
· Report any health and safety concerns to the management team immediately.
· Resident and Contractor Support:
· Assist residents and contractors with access where authorised.
· Provide feedback to the Estate Manager or RTM board on any recurring issues.
· Maintain good communication with residents while remaining professional and impartial.
Other Duties:
· Support seasonal tasks such as gritting paths or sweeping leaves.
· Assist with emergency response on-site (e.g., leaks, fire alarm activations).
· Undertake any other reasonable duties as required by the management team.
Person Specification:
· Previous caretaking, facilities, or estate maintenance experience desirable.
· Basic understanding of health and safety practices.
· Reliable, punctual, and able to work independently.
· Good communication and interpersonal skills.
· Physically fit and capable of manual handling.
· Experience of general repairs or maintenance
Working Hours: 8:00am – 4:30pm, Monday to Friday
Job Types: Full-time, Permanent
Pay: £25,000.00-£35,000.00 per year
