The role Lead the development, ensuring timely delivery in line with build programmes and occupation strategy, while managing all on-site operations including subcontractor resources, site presentation, and health & safety. Monitor construction progress, quality, and compliance through regular reviews, inspections, and sign-offs, ensuring accurate documentation via Fieldview. Report weekly to the Project Director on programme performance, resource planning, and quality concerns. Promote cross-functional collaboration through regular coordination with Customer Service, Sales, and Commercial teams. Champion health & safety across the development, proactively addressing risks and reducing reportable issues during site inspections. Drive quality to ensure homes meet standards at handover and support the delivery of high customer satisfaction scores (NPS and IHR). Lead and develop the site team through structured performance reviews, training needs analysis, and resource planning, including holiday and absence cover. Oversee cost control and commercial performance by reviewing site trends, extra payments, hired plant/labour budgets, and participating in cost meetings. Act as the main interface for Customer Service, Housing Associations, and other key stakeholders, ensuring effective handovers, snagging management, and fire/life safety compliance. Manage sustainability targets, CCS scoring, temporary works, CDM compliance, and material stock control. Host and document all key operational meetings including subcontractor reviews, site team briefings, and board-level reporting. Experience Required Proven ability to lead, motivate and develop site teams and subcontractors. Strong communication skills, conducting performance reviews and managing established trade teams. Capability to delegate effectively while maintaining accountability and standards. In-depth knowledge of residential construction processes and build programmes. Ability to drive programme adherence, identify delays, and implement corrective measures. Strong understanding of construction quality standards, hold points, and sign-off procedures. Familiarity with digital quality management systems such as Fieldview. Proactive approach to fostering a safety-first culture across all site activities.
