We're recruiting for a Head of Property Management to join a leading independent estate agent in the heart of Gloucester who have a well-established, friendly team and a great reputation in the local area.
As Head of Property Management, what's in it for you?
* A basic salary of £35-40,000 dependent on your level of experience

Your role as a Head of Property Management:
* Managing a team of property managers and co-ordinators within the department, overseeing, and delegating work where appropriate
* Building relationships with landlords, offering advice on building property portfolios
* Work closely with the Lettings Manager to ensure effective lettings processes are in place across the departments
* Managing disputes from tenants, landlords and other associated people
* Motivate, train and lead a team, providing feedback and coaching as required
* Oversee the communication between property managers and clients, ensuring the highest levels of customer service are adhered to
* Coordinate and report back to the landlord with any urgent works or works required in the future
* Manage end of tenancy check-outs ensuring TDS guidelines and regulations are met with deposit returns. Reporting to the landlord and negotiating any proposed deductions
* Terminating tenancies via the required notices
* Initiating court proceedings by completing the necessary court documents and attend court of necessary
* Planning routine and reactive maintenance
* Oversee the organisation of EPCs, annual Gas Safety Tests, Electrical Installation Condition Reports, and any risk assessment, ensuring all properties comply with regulations and liaise with landlords if any additional works are required following the routine compliance testing
* Demonstrate full understanding of industry legislation and regulations and train team accordingly
* Ensure the department adheres to its legal and compliance obligations
* Lead recruitment process when required including the interviewing and shortlisting of candidates
What we're looking for from a Head of Property Management:
* Previous experience in property management needed - at least 3-5 years required for this senior role
* A natural leader with some experience leading junior members of a team
* Strong communication &; people skills – build lasting relationships!
* A proactive, go-getter attitude – someone who thrives in a fast-paced environment
* Solid IT skills &; attention to detail
* A well-presented and professional approach
* Punctuality &; great organisational skills
* Driving licence and access to own vehicle is essential
