There is an exciting opportunity to join Bellway, one of the UK’s largest house builders. Our South West Division, located in Bristol is looking to recruit a Head of Sales/Sales Director to join the team, depending on the level of experience of the successful candidate.

The Role

The Head of Sales/Sales Director reports to the Managing Director of the division and has overall responsibility for the management of the divisional sales department, with the key objective of achieving all targets and forecasts within specified timescales and budgets. They must ensure that maximum profit is achieved through the effective management of the sales team’s performance, whilst ensuring we give the highest level of service to all customers.

Principal Accountabilities

1. Working with the division’s senior management team to deliver the strategy to achieve the 3-year forecast
2. Responsible for the sales department financial matters and forecasting. Including the pricing of properties, market research, achieving sales targets, contract exchange, completion targets and working within financial constraints
3. Effectively lead, manage, and motivate the divisional sales team to improve the overall sales performance. This includes overseeing the Bellway induction programme, providing regular training, mentoring, coaching, development, and feedbackCarry out market research for land acquisitions and sales strategies
4. Undertake regular site visits and liaise with the Board/Senior/Sales Managers to ensure sales offices and developments are set up and are maintained to a high standard
5. Develop sales strategies for developments/plots and review the placement of all members of the sales team within the division, ensuring a high standard of performance is maintained
6. Manage budgets for advertising/PR, show homes/sales office set-up, staffing, and any other expenditure. Responsible for advertising/PR campaigns including provision of information and design input to meet monthly deadlines, working alongside Group Marketing
7. Prepare and attend regular meetings, including: Divisional, external and Group Head Office meetings

Experience

8. Experience of leading a successful sales team within the new homes property sector
9. Experience of working in a customer focussed environment and to develop and deliver a positive customer journey
10. Experience and knowledge of effective sales marketing techniques

Qualifications and Training

11. GCSE Maths and English at Grade 4/C (or equivalent) or above
12. Current full UK driving licence
13. Access to a vehicle for business use as required

14. Ability to be proactive and work on own initiative
15. Excellent attention to detail and interpersonal/organisational skills
16. Committed to continuous professional development
17. Ability to thrive under pressure in a fast-paced environment
18. Excellent verbal and written communication skills
19. Proficient IT skills along with a good working knowledge of
20. Microsoft Office (Word, Excel and outlook) and the ability to adapt to new systems
21. Ability to delegate effectively

Working Conditions

23. Office based but regular travel to developments within the divisional region is required
24. Willingness to work flexibly and outside office hours as and when required.
