Overview
The Estates Manager (Contracts) positively contributes to the delivery of an outstanding Estates service by taking the lead on delivery of contracted minor works, capital and other projects to support strategic and operational objectives. The role develops and implements effective contracted maintenance programmes, ensuring all works are carried out to the highest professional standards and providing safe, quality, timely, cost‑effective and customer‑focused outcomes.
Responsibilities
* Lead planning, coordination and delivery of contracted maintenance works across all Estates requirements, including development of PPM and backlog management plans.
* Coordinate with the Estates Manager (EMT) to produce a joined‑up plan that optimises resources, meets targets, and delivers to the highest standard.
* Develop positive short, medium and long‑term delivery plans for managing estate operation and maintenance.
* Manage procurement exercises in accordance with established procedures, including contract specifications, documentation, delivery monitoring and issue resolution.
* Review contract arrangements to secure improved value for money, including energy contracts, working with the Environmental Sustainability Officer.
* Consult with clinical teams to ensure contractor activities are safe and do not impede care or treatment.
* Ensure specialist services and equipment used for patient care are maintained, tested and commissioned to statutory standards; instruct authorised personnel where necessary.
* Ensure mechanical, electrical and building systems meet high quality and compliance standards (e.g., decontamination; heating; ventilation; hot & cold water; lifts, hoists, fuel storage, generators; electrical systems; security & detection systems; structure, roofing, drainage, fenestration, security, grounds).
* Collaborate with the Head of Estates, Compliance Officer, Fire Safety and Security Officer and other team members on statutory, mandatory and legal compliance matters.
* Prepare estimates, designs and specifications for maintenance or plant replacement schemes; carry out associated Clerk of Work duties.
* Act as a role model for the Project Manager and Business Support Team, employing leadership and coaching to support high performance.

• Priority will be given to NHS staff across the region at risk of redundancy, where the vacancy is at the same band or one below their current band and candidates meet the essential criteria for this post.
• New employees to the Trust are subject to a 6‑month probationary period.
• New clinical staff bands 2‑4 must complete a Care Certificate.
