Development Details
The role is based at One Tower Bridge, an exclusive riverside development on the South Bank of the Thames. The site comprises nine buildings, housing 388 luxury residences and various commercial units including restaurants and a theatre. Residents benefit from five‑star facilities such as a state‑of‑the‑art gym, luxury spa, swimming pool, virtual golf suite, business lounge, water feature, gardens and underground parking.
Key Responsibilities
* Oversee the daily management of the Facilities department, including hard and soft services, statutory compliance, property inspections, and H&S administration.
* Support the Estate Manager with large project management, supervising contractors, managing RAMS, and ensuring full H&S and statutory compliance.
* Manage the reactive maintenance desk across residential and commercial units.
* Manage the Leisure Service Provider in maintaining the spa and gym facilities and associated M&E.
* Oversee all site contracts (CCTV, access control, window cleaning, landscaping, fountain maintenance) and ensure delivery to the high standards expected by the Landlord and Managing Agent.
* Supervise the M&E contract against KPIs, conduct weekly mechanical, electrical, plant room, and tank room checks.
* Take full responsibility for the permit to work system — creation, authorisation, and closure — and undertake risk assessments and method statement collation and review for all onsite works.
* Manage the internal cleaning team, including direct line management of the Cleaning Supervisor, covering performance management, appraisals, and recruitment.
* Complete the annual internal H&S Benchmarking Self‑Assessment audit, and maintain all Health & Safety files and COSHH folders.
* Attend monthly meetings with the head leaseholder of the commercial units and the landlord's utilities metering agent.
* Handle confidential and sensitive information with professionalism, and support residents with queries and complaints.
* Order and manage maintenance stock and supplies for the estate, office, and welfare facilities.
