Job Description
T&T specialise in major programmes, programme management, cost and commercial management, Net Zero and digital solutions. More recently we have expanded into Development Management, with a team based in both the London and Manchester offices.
The Development Management team is a new and expanding department within Turner & Townsend and you will have the opportunity to be a part of it from the beginning. We have won and are already working on some very exciting projects not only in the North West but also globally. Our vision is to expand our team to enhance the capabilities we have and what we can offer to our clients. The Role
The role of Development Manager can mean many things to many different people, so we have put a lot of thought in to defining what the DM role within Turner & Townsend entails.
The role is to provide ‘developer’ expertise to positively influence the strategic direction across the whole project. This includes helping to write the business cases, managing the viability and undertaking the financial modelling, acting as the client lead on planning and third party issues, dealing with the land acquisition, driving scheme efficiencies etc. and acting as the Client’s lead consultant up to the point that the project moves into the construction delivery phase, when we then step back and let the PM take the lead.
Responsibilities
We are looking for an enthusiastic person who is willing to be part of diverse team. With a flexible approach you will:
1. Report to Development Directors to manage projects through all development phases
2. Work as part of a team to undertake bid submissions to win new work
3. Secure and complete the necessary administration for client commissions
4. Take the lead on new development opportunities
5. Obtain all statutory approvals / agreements in line with the client brief
6. Write and contribute to business cases
7. Undertake market analysis
8. Formulate development appraisals using Argus and cashflow projections, ensuring that these are closely managed and regularly updated
9. Develop and maintain long-term relationships with external professional consultants and public sector stakeholders
10. Obtain fee proposals, undertake tender analysis, and recommend consultants for appointment
11. Assemble development teams
12. Work with a range of internal teams and external advisors through design, planning, cost and value management, procurement, and constriction delivery phases
13. Manage consultant teams to successfully appoint a main contractor for project delivery
14. Ensure a thorough handover has been undertaken with the project manager for the delivery phase
15. Continue to monitor the project through the delivery phase and remain the client’s main contact
16. Help drive projects forward to achieve delivery milestones
Qualifications
17. Construction / Property related degree
18. Professional accreditation or working towards one, such as RICS / CIOB
19. CSCS card, although this is not essential as training will be given
20. Full clean driving license
Experience
21. 2-5 years post-qualification or in a similar role
22. Experience in mixed-used developments and / or office developments
23. Experience of all development phases
24. Excellent verbal and written communication and IT skills
25. Strong understanding of RIBA design stages, planning procedures, development control and building regulations
26. Excellent presentation skills
27. Strong working knowledge of all Microsoft packages
28. Excellent working knowledge of Argus Developer
