Purpose of the Role

The Premises Manager is responsible for the effective operation, security, safety and maintenance of the school buildings, grounds and facilities. You will ensure a safe and compliant environment for pupils, staff and visitors at all times.

You will lead and coordinate the day‑to‑day management of premises, undertake planned maintenance, manage contractors, and ensure compliance with health and safety regulations and school policies.

Key Responsibilities

Premises and Facilities Management

*

Oversee the day‑to‑day management and maintenance of the school site and buildings.

*

Carry out planned and reactive maintenance tasks in a timely and efficient manner.

*

Ensure the safe operation of all premises, including cleanliness, security and presentation standards.

*

Maintain and manage site equipment, tools and materials.

*

Co‑ordinate the use of school facilities by internal and external users, ensuring safeguarding and safety standards are met.

Health, Safety and Compliance

*

Ensure compliance with health and safety legislation, reporting procedures and risk assessments.

*

Maintain relevant records, including maintenance logs, COSHH, fire logs and water hygiene (including Legionella) checks.

*

Support evacuation procedures, fire safety management and emergency planning.

*

Ensure site security, including locking, unlocking, alarm and access control systems.

Contractor Management

*

Arrange and supervise contractors and external suppliers, ensuring works are completed to expected standards.

*

Monitor and approve contractor invoices in line with school procedures.

Budget and Resources

*

Support the efficient use of premises and facilities budget.

*

Request quotes, monitor expenditure and work with the SBM/Headteacher on financial planning for premises work.

*

Maintain accurate records of materials and equipment.

Teams and Relationships

*

Work collaboratively with the Senior Leadership Team and school staff.

*

Manage any premises or caretaker staff, where applicable.

*

Act as the first point of contact for premises issues during and outside school hours.

Other Responsibilities

*

Maintain grounds and play areas (grass, paths, external spaces).

*

Ensure compliance with safeguarding requirements when contractors and visitors are on site.

*

Undertake any other reasonable duties as directed by the Headteacher.

Person Specification

Essential

*

Previous experience in premises/facilities management, building maintenance or similar role.

*

Good knowledge of health, safety and compliance in an operational environment.

*

Excellent organisational skills and attention to detail.

*

Ability to prioritise and manage a range of tasks independently.

*

Good communication and interpersonal skills with staff, visitors and contractors.

*

Competent in practical maintenance tasks (basic plumbing, electrical, carpentry skills desirable).

Desirable

*

Experience working in a school or public sector environment.

*

Formal health and safety qualifications (e.g., IOSH, NEBOSH).

*

Experience managing small teams or contractors.
