About the Role
TSR Legal are pleased to be seeking a detail-oriented and experienced Commercial Property Title Checker to join a dedicated Title Checking team. In this role, you will be responsible for reviewing and verifying title documents related to commercial properties, identifying any issues that may affect title validity, and ensuring a clear path to closing. Your work will be essential in supporting smooth and compliant real estate transactions.
Key Responsibilities
* Conduct thorough reviews of title searches, reports, and public records for commercial real estate transactions
* Identify and analyse title issues such as liens, encumbrances, easements, boundary disputes, and ownership discrepancies
* Interpret legal documents including deeds, mortgages, plats, surveys, and court records
* Summarise and prepare title commitment packages for underwriters and legal teams
* Work closely with underwriters, attorneys, escrow officers, and other stakeholders to resolve title defects
* Ensure compliance with local, state, and federal title regulations
* Maintain up-to-date knowledge of title insurance practices, real estate law, and commercial transaction trends
Requirements
* 3+ years of experience in title examination, with a focus on commercial properties
* Strong understanding of title insurance, legal descriptions, and real estate documentation
* Familiarity with title software and public record systems
* Excellent analytical skills and high attention to detail
* Strong written and verbal communication skills
* Ability to manage multiple files and deadlines efficiently
Preferred Qualifications
* Experience with multi-state or complex commercial transactions
* Solicitor / Legal Executive or equivalent
