Charlton Park Estate is seeking an organised and proactive Property & Office Manager to manage the day-to-day running of its residential and commercial property portfolio, alongside key office and estate administration duties.
This is a varied, hands-on role suited to someone confident working independently, managing contractors, and ensuring compliance across a diverse rural estate.
Key Responsibilities
* Day-to-day management of residential and commercial properties
* Managing property refurbishments, developments, and maintenance projects
* Liaising with contractors for planned and reactive works
* Preparing tenancy agreements, licences, and Heads of Terms
* Managing property budgets and expenditure
* Ensuring compliance with legislation (EPCs, gas and electrical safety, etc.)
* Maintaining property records, inventories, and handbooks
* Acting as first point of contact for the Estate Office and Main House
* Managing shooting enquiries, fishing syndicate memberships, and booking systems
* Preparing weekly reports and maintaining legal and insurance documentation
* Attending Residents' Meetings on behalf of Lord Suffolk
* Mapping with Pear Technology software
* Using Key Prime for recording information
An emergency out-of-hours service forms part of the role.

* Proactive, enthusiastic, and able to use initiative
* Confident managing multiple priorities and external contractors
* Comfortable working independently while knowing when to seek authorisation
