Contracts Manager (Carpentry / Fit-Out & Condominium Projects)
Job Scope / Responsibilities
* Manage and administer construction contracts for carpentry, fit‑out, and condominium projects from award to completion.
* Manage tendering and bidding processes, including vendor engagement and cost negotiation.
* Monitor and control project costs, progress, and commercial risks to ensure delivery within budget and timeline.
* Handle monthly progress claims, subcontractor payments, contract variations, and extensions of time (EOT).
* Review, negotiate, and ensure compliance with contract terms, specifications, and drawings.
* Coordinate with project teams, clients, consultants, and subcontractors to ensure smooth contract execution.
* Evaluate and certify subcontractor progress claims and final accounts.
* Prepare and finalise project final accounts upon completion.
* Ensure proper documentation, records, and contract reporting throughout the project lifecycle.
* Resolve contractual issues and disputes in a timely and professional manner.
Requirements
* Diploma or Degree in Building, Construction Management, Quantity Surveying, or a related field.
* Minimum 3 years’ relevant experience in carpentry, interior fit‑out, or condominium projects.
* Strong knowledge of construction contracts, variations, and claims management.
* Good negotiation, communication, and coordination skills.
* Familiar with Singapore construction practices and contractual standards.
