We are seeking a confident and detail-oriented Property Inspection Clerk to join our team. This role is key to ensuring that our properties are well-maintained, compliant, and ready for occupation at all times.
Role Overview
The Property Inspection Clerk will be responsible for carrying out thorough property inspections at key stages of a tenancy:
* Pre-tenancy inspections to ensure properties are ready for new tenants.
* Mid-tenancy inspections to check property condition and compliance.
* End-of-tenancy inspections to assess the property's state and identify any necessary repairs or cleaning.
In addition to inspections, the successful applicant will assist with utilities setup for incoming and outgoing tenants and support the wider team with property administration tasks, ensuring a smooth tenancy process from start to finish.
Please note: This role requires the successful candidate to have their own reliable vehicle, as travel between properties is an essential part of the job. Mileage will be reimbursed in line with company policy.
Key Responsibilities
* Conduct detailed property inspections and produce accurate, timely reports with supporting photographs.
* Ensure properties are clean, safe, and compliant before new tenants move in.
* Identify and report maintenance issues, damage, or health and safety risks.
* Liaise with tenants to arrange inspection appointments and provide clear feedback.
* Check compliance with tenancy agreements and company standards during mid-tenancy visits.
* Prepare end-of-tenancy condition reports and support the deposit return process.
* Assist with setting up, transferring, and closing down utilities accounts (gas, electricity, water, etc.) for tenancies.
* Support property administration, including record keeping, preparing documentation, and coordinating with contractors and suppliers.
* Work closely with property managers to ensure follow-up actions are completed promptly.
* Maintain accurate and up-to-date records of inspections, utilities, and administrative activities.
* Provide excellent customer service and represent the company professionally at all times.

* Confidence and professionalism when dealing with tenants, landlords, and contractors.
* Strong attention to detail and a methodical approach to inspections and reporting.
* Excellent verbal and written communication skills.
* Ability to manage multiple tasks and work independently under pressure.
* Basic understanding of property maintenance and health & safety standards.
* IT proficiency for report writing, record keeping, and administration tasks (e.g., Microsoft Office or property management software).
* A full UK driving licence and access to a reliable vehicle (mileage reimbursed).
Qualifications & Experience
* Previous experience in property management, lettings, or a similar role is desirable but not essential — full training will be provided.
* Knowledge of tenancy processes, property compliance, and utilities administration is advantageous.
* GCSEs or equivalent in English and Maths (minimum).
