Job Overview
The purpose of this role is to support the day-to-day running of the independent living 23 self-contained one-bedroom flats in three separate two-storey blocks for up to 46 people at Lyndhurst Hall Bank Drive, Bingley.
The warden is responsible for ensuring the smooth day-to-day running of the residential site, providing support and reassurance to tenants, maintaining safety standards, and managing key property-related tasks. This live-in role combines elements of check-ins, community building, and site management, with the overall aim of supporting tenants' wellbeing and ensuring the property is safe, welcoming, and well maintained.
There is a requirement to be able to cover a second site at Manorfield, Cottingley which is a mix of 39 independent living retirement homes comprising studio flatlets, bungalows and one-bedroom flats for up to 54 elderly people. Manorfield is located at Littlelands, Cottingley, Bingley, BD16 1RW – Cover will be for holiday and absence cover, pre-agreed where possible.
Warden Support
· Visit or call each tenant every weekday morning to provide reassurance and support.
· Organise and host the weekly coffee morning, including preparing refreshments.
· Communicate with tenants' families where necessary, such as in cases of illness or emergency.
· Assist the lettings committee with interviewing prospective tenants and managing applications.
· Support tenants with meter readings and other small tasks that may be physically difficult for them.
Health, Safety & Compliance
· Test fire alarms weekly and emergency lighting monthly.
· Test pull cords in all flats, communal areas, and lifts every six months.
· Facilitate and oversee servicing of stair lifts, fire extinguishers, and other safety equipment.
· Attend fire marshal training and ensure compliance with fire safety requirements.
Property & Site Maintenance
· Keep the site tidy, including sweeping car parks, bin areas, and communal spaces.
· Manage aspects of gardening tasks including planting, watering, and weeding.
· Put out bins and manage recycling and assisted waste collections.
· Instruct and liaise with the handyperson and tradespeople regarding repairs and refurbishments.
· Monitor and maintain equipment such as dryers (cleaning filters as required).
· Organise refurbishment of vacant flats in line with committee inspections.
Administration & Reporting
· Keep accurate records of tenant applications, meter readings, and petty cash.
· Provide monthly paperwork including receipts, wages, overtime, and invoices.
· Submit gas and electricity readings for all blocks and liaise with suppliers.
· Update Anchor (landlord/management body) with any changes in tenant circumstances.
· Assist with the annual rent review process, prompting tenants and liaising with families as required.
Role Details
· Location: Live-in role (accommodation provided, with a substantial proportion of household bills paid).
· Hours of Work: 9:00 am – 12:30 pm, Monday to Friday (some flexibility may be considered).
· Probation: Subject to a 6-month probationary period.
· Checks: Enhanced DBS check required (employer funded).
· Salary: In line with National Minimum Wage, plus accommodation and bill support.
