About The Role
Senior Estates Surveyor to manage a diverse corporate property portfolio, applying landlord‑tenant and land/property expertise to negotiate contracts, maintain income generation, and support the Principal Surveyor/Manager with strategic advice and excellent customer relationships. This role may include attendance at council meetings and committees outside normal working hours.
Responsibilities
* Handle lease renewals, rent reviews, freehold and leasehold disposals, licenses (including wayleaves), and general asset management to maximise estate value.
* Conduct routine valuations using RICS methodology and advise on recommendations.
* Procure specialist valuations and technical advice, ensuring terms align with the Council’s needs.
* Manage telecommunication and utility negotiations, including easements and wayleaves.
* Maintain accurate property records and support the valuation programme by liaising with external valuers, finance, and audit teams.
* Conduct site visits and inspections, resolve boundary disputes, and attend meetings with tenants, landowners, and surveyors.
* Mentor trainee estate surveyors, offering guidance on landlord‑tenant matters and professional development.
* Collaborate with legal, facilities, and external consultants to ensure regulatory compliance and alignment with corporate objectives.
About You
Senior Estates Surveyor combining technical expertise, strong communication skills, and a proactive approach to estate management.
You Will Have
* A degree (or equivalent experience) in property, surveying, or a related field.
* Professional membership of the RICS.
* Experience in property inspections, including building pathology, and landlord‑tenant matters.
* A solid understanding of efficient and economic property use.
* Strong IT literacy, including proficiency in property management systems and databases.
* The ability to manage multiple priorities.
* Excellent communication and negotiation skills, with confidence to liaise with internal and external stakeholders.
