Project Director – Workplace D&B (Delivery-Led, Client + Commercial Ownership)

This is a role for someone who runs projects… not just talks about them.
A rapidly growing exciting workplace D+B firm is looking for a Project Director to take ownership of key client accounts and deliver projects from inception through to completion.
This is not a concept-led, design-heavy position.
It’s about delivery, clarity and control.
What your week actually looks like…
You’re not sat in back-to-back design reviews.
Instead, you’re…
* Leading conversations directly with clients… often occupiers and landlords
* Translating briefs into clear delivery strategies
* Managing programme, budget, and risk in real time
* Working closely with commercial, construction, and technical teams
* Making decisions that keep projects moving… without noise or escalation
* Taking ownership of multiple projects at once (typically £1m to £8m)
You’re as comfortable discussing programme, procurement, and delivery as you are sitting in front of a client.
You’re the person clients rely on when things need to be clear, structured, and under control.

What our client is specifically looking for…

Core Experience (Must-Have)
* Strong workplace Design & Build (Cat B) experience
* Proven delivery of multiple projects (£3m to £10m range ideally)
* Experience working in contractor-led or D&B environments
* Confidence operating through construction and on site (not just design stages)
* Clear ownership of programme, budget, and client relationship
Critical Traits (Non-negotiable)
* Technically and delivery grounded (not overly conceptual)
* Comfortable making decisions and taking accountability
* Able to lead clients without over-talking
* Calm, structured, and commercially aware
* Experience freeing up senior leadership by owning accounts
Strong Indicators of Fit
* Background in Design & Build, workplace delivery, or commercial interiors
* Experience working with corporate occupiers and/or landlords
* Has led teams of 5 to 15 people across live projects
* Has been trusted to run projects with minimal oversight
