1. Responsibilities
Managing a portfolio of circa 100 properties Ensuring Landlords are compliant with legislation and contractual obligationsEnsuring safety certificates are carried out and renewed within a timely mannerTo renew/completed HMO/selective licensing paperwork.Liaise with contractors and arrange payment for worksFollowing procedures to ensure service standards are consistentArranging repairs and maintenance within a reasonable timeframeObtaining quotes when requiredBooking check-outs for tenancies coming to an endDealing with end of tenancy deposits within a timely mannerEnsuring all pre-tenancy works and pre-tenancy cleans are completed for all new tenanciesArranging payment for Service Charge and Ground Rent invoices. Ensuring funds are on account to make payment, if not chase funds.CRM Dashboard managementDealing with insurance claims in a timely mannerVisiting properties at least twice per tenancy. At times this could be more - the role is not just office-based and taking a hands-on approach is essentialProviding an advisory, forward-thinking and bespoke service to our clients to ensure retention rates remain highSeeking opportunities to increase revenue for the department and spotting any cross-selling opportunities that will benefit the company as a whole.Taking initiative in resolving client issues and being proactive in keeping on top workloadAssisting Senior Management to resolve complaints/escalations that is related to the portfolio
