Job Description
We are seeking a highly skilled and experienced Pre Construction Manager to join our team in Swanley, United Kingdom. In this pivotal role, you will be responsible for overseeing all aspects of the pre-construction phase, ensuring projects are set up for success from the outset.
Technical & Industry Expertise
In-depth knowledge of fire safety regulations, including:
- Building Safety Act 2022
- Approved Document B
- PAS 9980 and BS 8414
* Familiarity with design coordination and value engineering in pre-construction phases.
* Ability to interpret and challenge architectural and engineering drawings.
Project & Commercial Acumen
Proven experience in early-stage project planning, including:
- Scope definition
- Risk identification
- Programme development
* Strong understanding of procurement strategies and supply chain engagement.
* Ability to support cost planning and budget development in collaboration with QS teams.
* Experience working with framework agreements and public sector clients (e.g., GLA, DLUHC-funded schemes).
Stakeholder & Team Management
Excellent communication skills for liaising with:
- Clients
- Design consultants
- Fire engineers
- Internal delivery teams
* Ability to lead design team meetings and drive progress.
* Experience in client presentations and bid support.
* Collaborative mindset with ability to work cross-functionally (commercial, design, delivery).
Regulatory & Compliance Awareness
* Familiarity with Building Control processes, including Gateway 2 submissions.
* Understanding of Golden Thread principles and digital record-keeping.
* Awareness of resident engagement requirements under the Building Safety Regulator.
Qualifications
Qualifications
Degree in Construction Management, Architecture, Engineering, or similar.
· Membership of CIOB, RICS, or similar professional body.
· Proficiency in tools like:
- MS Project
- BIM platforms (e.g., Revit, Navisworks)
- Document control systems (e.g.,Aconex)
