Job Title: Commercial Manager Location: St Andrews, Fife (On-site) Salary: £35,000 benefits annual bonus Contract Type: Full-time, Permanent AJ Connect is partnering exclusively with a premium property and hospitality business in St Andrews to recruit a Commercial Manager to help lead the performance of its holiday and long-term lettings portfolio. The Role This is a commercially focused position responsible for driving occupancy, pricing strategy, revenue growth, and owner satisfaction across both short-term holiday lets and long-term rental properties. Working closely with the Business Manager, you’ll oversee day-to-day operations while optimising listing performance across key booking platforms and identifying opportunities to grow revenue and improve operational efficiency. The role blends commercial strategy with hands-on operational oversight, making it ideal for someone who enjoys using data to drive performance while maintaining a strong focus on guest experience and property owner relationships. Key Responsibilities Oversee the day-to-day operations of holiday and long-term rental properties. Manage bookings, guest communications, tenancy administration, and property inspections. Ensure compliance with property, tenancy, and licensing regulations. Develop dynamic pricing strategies to maximise occupancy and revenue. Monitor market demand, competitor pricing, and seasonal trends. Optimise property listings across Online Travel Agencies such as Airbnb, Booking.com and Vrbo. Analyse booking data, conversion performance, and channel contribution. Identify opportunities to increase direct bookings and reduce reliance on third-party platforms. Present performance insights and revenue forecasts to property owners. Manage the full lifecycle of long-term tenancies including marketing, referencing, and lease management. Monitor rent collection, tenancy performance, and minimise void periods. Maintain strong relationships with property owners and deliver excellent guest experience. Resolve issues or complaints quickly and professionally. Contribute to business growth by identifying new revenue opportunities and improving operational processes. About You Experience in holiday lettings, property management, hospitality, or revenue management. Strong commercial mindset with the ability to optimise pricing and maximise occupancy. Experience managing OTA platforms such as Airbnb, Booking.com or similar. Comfortable analysing performance metrics such as occupancy, ADR and RevPAR. Confident communicator who can build strong relationships with property owners and guests. Highly organised, proactive and solutions focused. Comfortable balancing commercial decision-making with operational responsibilities.
