Block Manager
OA are recruiting for aBlock Manager to join our client’s dynamic and growing team.
We're looking for Block Manager who will be responsible for co-ordinating and managing all services and maintenance contracts and to communicate with clients and leaseholders/freeholders in line with contracted management agreement to run and maintain their block/development accordingly
Location: Borehamwood
Hours: Monday – Friday. 9am-5:30pm. Hybrid working considered.
Salary: £35,000-£45,000 – depending on experience

Block Manager Key Responsibilities
* Preparing annual service charge budgets
* Insurance claims handling
* Inspection of sites to ensure the quality of services provided are satisfactory and to identify building repairs in line with health and safety issues.
* Health & Safety Compliance
* Coordinate contractors
* Liaise with other team members and departments
* Building strong and proactive relationships with your clients
* Respond to leasehold enquires in an efficient manner
* Attend external meetings as needed
Block Manager Skills and Experience
* Strong management and organisational skills
* Excellent communication skills
* Good attention to detail
* The ability to multitask
* You will ideally be IRPM qualified
* Knowledge of property management principles and procedures.
* Good soft skills when dealing with people to empathise and understand the customers’ needs.
* Working knowledge of a property management computer system.
* Working knowledge of windows-based spreadsheets – i.e. Excel
* Ability to use Microsoft Word
* Good written and verbal communication skills.
