My client is an entrepreneurial Debt Fund that provides complex development finance & investment property loans. They are recruiting for a Portfolio Manager with 3-5 years of experience to join their growing team.
Overview
The Portfolio Manager is responsible for the ongoing monitoring, management, and credit stewardship of the company's portfolio. The role plays a critical part in ensuring facilities perform in line with credit approval, risks are identified early, and borrowers are supported throughout the life of each loan.
The position requires strong commercial judgment, hands-on project oversight of construction projects, and close collaboration with internal teams, borrowers, and professional advisers.
Responsibilities
Maintain robust credit oversight across the loan portfolio, including monitoring loan maturities, interest utilisation, construction milestones, and sales performance.
Proactively identify emerging risks or underperforming loans and work closely with internal stakeholders to agree and implement mitigation strategies.
Circa 20% of the time to be allocated to undertake regular site visits to manage in-house under construction projects.
Undertake regular site visits to assess construction progress, budget adherence, programme delivery, quality of works, and sales and marketing activity.
Review and analyse borrower cash flows against approved credit assumptions, identifying material variances and escalating issues where appropriate.
Monitor cost overruns, time delays, and sales performance at both individual loan and portfolio level, producing regular portfolio analysis and reporting.
Liaise with monitoring surveyors, valuers, lawyers, borrowers, and construction teams to ensure accurate and timely information flow.
Support loan amendments, restructurings, and waivers where required, assisting with the preparation of credit papers and internal approvals.
Approve drawdowns, advance payments, and Materials on Site requests in line with delegated authorities and internal policies.
Maintain accurate portfolio records, ensuring monitoring systems, reporting tools, and internal documentation are kept up to date.
Contribute to regular portfolio reviews and senior management reporting, including analysis of trends, concentrations, and emerging risks.
Support repeat business and client retention by working closely with the origination team and maintaining strong borrower relationships.
Assist with the ongoing development and refinement of portfolio management processes, systems, and reporting frameworks as the business grows.
Skills & Experience
Proven experience in construction management, property lending, development finance, or real estate finance, gained within a lender, alternative finance provider, bank, or professional services environment.
Strong understanding of residential development projects, including construction processes, cash flow management, and risk assessment.
Excellent analytical skills with the ability to interpret financial information and identify emerging credit risks.
Strong communication skills, with confidence engaging with borrowers, professional advisers, and internal stakeholders.
High attention to detail and the ability to manage multiple loans and deadlines simultaneously.
Commercially minded, proactive, and solutions-focused.
Willingness and ability to travel nationally for site visits as required.
Location: London (4 days in the office).
