Property Manager role at TieTalent – Residential Management Group (RMG) is a market-leading Property Management Company seeking a Property Manager experienced in block/estate management. We manage small and large blocks and estates for RMC (Resident Management Companies), L&T (Landlord & Tenant) and Developers. This is a great career opportunity to join a large, organically growing, market-leading managing agent. You will work with an experienced and supportive team of property management professionals, supported by robust systems, processes, and back-office support to deliver a property management service second to none.
Location
Working on-site and from home, you will be located to visit developments across Buckinghamshire and Hertfordshire, with one day per week at our office in Hoddesdon (EN11 0DR).
Responsibilities
* Manage an established residential portfolio of blocks and estates, using knowledge of the Building Safety Act, governance around property management, and experience in managing Higher Risk Buildings and complex developments, including cladding remediation.
* Carry out and monitor services required in line with the service level agreement with contractors and the terms of the lease.
* Construct the appropriate budget (for the Landlord to sign off) and monitor the collection of Service Charges to fund necessary works.
* Lead on meetings with the RMC Directors, Residents' Association and Developers, etc., in line with the service level agreement and statutory requirements.
* Ensure compliance with Health & Safety and M&E requirements; ensure sites are fully compliant.
* Maintain a fully documented audit trail for site visits and meetings (formal and informal).
* Identify and commission maintenance promptly to reduce the risk of further damage.
* Follow all consultation procedures and review lease requirements for major works, ensuring Section 20 notices are served and a major works programme is in place.
What we are looking for
* Block/Estate Property Management experience in a Property Manager role
* Ability to understand leases, service charge budgeting, and related legislation
* Sound knowledge of the Building Safety Act, with experience of managing Higher Risk Buildings and complex sites
* Ability to build and maintain key internal and external relationships
* Attention to detail, comfortable with Excel, financials, Section 20 processes, and strong customer service
* Excellent organisational skills
* Confident with a customer-centric mindset
* Full UK driving licence and car
