Overview
We are seeking an experienced and motivated Property Manager to oversee a diverse portfolio of residential properties in Edinburgh. The ideal candidate will be highly organised, customer-focused and able to balance the needs of landlords, tenants and contractors while ensuring compliance with Scottish property regulations and letting agent code of practice. The successful applicant will be working within a small but highly experienced letting/management team. We operate in a fast pace letting environment, the ability to make the correct decisions while under pressure is essential.
Responsibilities
* Manage day-to-day operations of residential and/or commercial properties.
* Act as the primary point of contact for landlords, tenants and contractors.
* Arrange and oversee property maintenance, inspections and repairs.
* Conduct regular property visits and ensure compliance with health, safety and legal standards.
* Handle tenancy agreements, renewals, check-ins/check-outs and deposit returns.
* Resolve tenant issues promptly and professionally.
* Ensure all records, documents and communications are maintained accurately.
* Monitor rent payments, service charges and arrears, escalating where necessary.
* Manage budgets, invoices, and contractor payments.
* Stay up to date with relevant legislation in Scotland (e.g. Housing (Scotland) Act, tenancy deposit schemes, landlord registration and letting agent code of practice).
Qualifications
* Previous experience in property management or a related field is preferred.
* Proficiency in SME professional management software (general & financial) or similar property management software is an advantage.
* Previous experience as a Property Manager, Lettings Manager or similar role.
* Strong knowledge of Scottish property and tenancy legislation.
* Excellent communication and negotiation skills.
* Strong organisational and problem-solving abilities.
* Ability to manage multiple properties and prioritise tasks effectively.
* IT literacy (property management software experience desirable, microsoft office suite etc).
* Full UK driving licence (preferred, depending on property portfolio).
