The role


To ensure management of the M&E installations on site to meet the programmed ORPC and working programme dates are achieved for individual plots and the block as a whole. It is the Senior M&E Managers role to provide specific and detailed knowledge of specialist installations on all stages of the project, from design and planning, through to construction, commissioning and handover.

Performance to Programme
* The Senior M&E Manager will ensure that systems are installed correctly, to a high standard, and are fully compliant with all British Standards and regulations.
* Be able to provide specialist advice to the other members of the production team when necessary.
* To manage the M&E contractors and subcontractors, report daily on the performance and labour levels of them and identify any shortfalls or lack of labour.
* Identify as early as possible any lack of information and achieve resolution.
* The M&E Manager will have a clear understanding of the construction process and the sequencing of all trades.
Quality Control
* To ensure that all works are constructed to the highest standard of quality and to St George requirements. The job holder will need to pay attention to detail and assess the quality of work at all stages of construction to ensure that all contractors and suppliers are capable of achieving the required specified/standards.
* Ensure that all works are inspected as works proceed and record them using specific St George quality stage checklists which will be recorded on Fieldview and remedial notices issued where necessary.
* Attend any training sessions for staff on site.
* Make yourself aware of all relevant product information, building regulations and changes in specific M&E installations to ensure all installations are compliant with these.
* To ensure that the M&E installation co-ordinates effectively with the rest of the building and is installed in a manner that has no adverse effect on any other part.

Trade Experience:
* Mechanical – Knowledge of residential mechanical services including SVP’s, RWP’s, Hot and Cold water systems, Mechanical ventilation including heat recovery systems, Air conditioning and VRF systems, gas installations, district heating and communal boiler houses etc.

Electrical – Knowledge of residential electrical systems including HV substations, LV distribution systems, building earthing and containment, rising and sub main installations, apartment wiring installations, IRS systems, door entry systems, AV and home automation etc.

Drywall – Due to the high level of interaction with the drywall system it is important that the job holder have a good working understanding of this and the effects of the M&E installation.

Health and Safety
* To ensure that all building operations are carried out in a safe manner and in accordance with all relevant regulations.
* Ensure contractors provide Risk Assessments and carry out checks to ensure they are being complied with on site.
* To provide specialist M&E knowledge and advice to the Health and Safety team.
Due to the increased risks with M&E services the job holder may be a specific duty holder on site relevant to these.
* To look for and manage specific M&E Health and Safety risks on site that may not be seen by untrained persons.
Site Presentations
* To ensure the site presentation is maintained to St George standards in order to maximise sales potential.
* Ensure site presentation and appearance, areas/dates are achieved.
* Ensure that you inspect the site daily and remedy matters within an agreed timescale.





Experience required

* Demonstrated experience managing Technical processes and procedures.
* Good working knowledge of mechanical and electrical systems, including design, coordination and installation.
* Experience coordinating, managing and providing technical guidance and support to developments and associated non-residential projects.
* Knowledge of contract management.
* Knowledge of utility companies, procedures, licence and legislative framework.
* Strong knowledge of Temporary services management on live construction sites.
* Familiarity with water and electrical management plans.
Required Certifications:
* CSCS Card.
* SMSTS.

The standard default full-time working hours in the office are 8am-5pm with core working hours 9am-4pm.
