We are seeking an Estate Services Operative to join our team at First Garden Cities Homes. The ideal candidate will be be maintaining the Association's general needs estates, communal areas and properties in a clean and tidy condition, and will provide a proactive estate maintenance service to our residents, including minor repairs to the Association's properties.
Key Responsibilities:
* Provide general maintenance to the Association's general needs housing properties and any other managed properties.
* Sweeping, cleaning and washing of communal areas, footpaths, garage forecourts, estate roads etc. using both manual equipment and pressure washers.
* Repair and maintenance of fencing and gates.
* Minor painting, decorating and making good following works.
* Assist with the clearing of any rubbish. Minor weeding and rubbish removal to planted areas.
* Minor repairs to door furniture, re-fixing loose fittings, changing bulbs/diffusers.
* Undertaking of emergency light testing for all communal areas and logging of information accordingly within the relevant logs.
* Assist with the cyclical shower head cleaning in sheltered housing schemes and any other ad hoc duties to assist with the smooth running of the equipment in schemes.
* Grit and clear communal walkways during the winter periods.
* Vehicle checks to ensure roadworthiness, cleanliness with up to date tax, insurance and servicing records.
* Bring to the attention of the Maintenance Department any repairs which they are unable to correct.
* To work to the Association's mission and commitments in all working practices.
* Facilitate their own annual performance and development review and regular one to one meetings in accordance with procedure.
* Ensure that within the scope of this role, the Value for Money strategy is observed.
* Carry out additional responsibilities reasonably associated with the job title and the post-holder's capabilities as and when required by the Association.
Are you the right candidate?
It is essential you have:
* Manual handling
* Working from height
* Knowledge of health and safety legislation
* At least one year of experience in dealing with customers
* Driving commercial vehicles up to "transit" size
* Good communication skills
* Ability to carry out minor DIY type repairs
* Ability to manage time and workload
* Excellent organisation and time management
* Good literacy and numeracy with ability to maintain accurate records
* Ability to act on initiative and without supervision
* Interpersonal skills
* Personable and flexible approach
* Valid UK driving licence
It is desirable you have:
* Knowledge of Housing Associations
* Knowledge of COSHH regulations
* First Aid certificate
* Working in a housing association or local authority housing department
* Working in a building or caretaking environment
