Job Description: Job Title: Lettings Manager Salary: £35k to £40k DOE Coppersmith are proud to partner with a reputable estate agents who are seeking a new lettings manager for their office in Bushey. Key Responsibilities: 1. Tenant and Landlord Liaison: Build and maintain strong relationships with tenants and landlords, providing advice and updates on tenancy matters. Assist in negotiating tenancy agreements and rent reviews Respond to tenant inquiries promptly, ensuring a high level of customer satisfaction. 2. Lettings Administration: Manage the application and referencing process for prospective tenants. Coordinate the preparation and signing of tenancy agreements and other legal documentation. Ensure all paperwork and tenancy records are kept up-to-date and compliant with legal requirements. 3. Compliance & Legislation: Ensure that the lettings department is fully compliant with all relevant industry regulations, including housing laws and health and safety standards. Keep up to date with changes in relevant legislation and ensure the team adheres to these standards. 4. Sales and Business Development: Actively contribute to the business development strategy by identifying new lettings opportunities and promoting the agencys services to potential clients. Conducting property valuations, follow up valuations to ensure strong conversion rates are achieved. Meeting or exceeding monthly & quarterly performance targets, whilst delivering exceptional customer service at all times. Support marketing initiatives to increase the agencys market presence, including conducting property viewings and following up on leads. 5. General Administration & Reporting: Assist in preparing regular reports on lettings performance, property availability, and market trends attending monthly Managers Meetings to present branch performance statistics Maintain accurate records of all lettings activities, including viewings, applications, and tenant communications. Supporting the Property Management team with daily tasks where required. 6. Team Management & Leadership: Plan, direct and lead the operations of the Lettings team ensuring consistency of service levels and compliance. Coach and develop the Lettings team to meet and exceed branch forecasts. EXPERIENCE: Minimum 2 years experience in lettings, and a minimum of 1 year in a Senior Negotiator or Management role is essential. Experience of lettings valuing, with demonstratable conversion rates. Strong understanding of lettings processes, tenant legislation, and property management best practices. Knowledge of the local area and market in which we operate. Ability to work in a fast-paced environment. SKILLS & ATTRIBUTES: Excellent written and verbal communication skills, with the ability to interact professionally with tenants, landlords, and colleagues. Strong time management and organisational skills, with the ability to prioritise tasks and manage multiple responsibilities A customer-focused attitude with the ability to handle challenging situations and resolve conflicts. Proficient in Microsoft Office and lettings agency software platforms (Acquaint CRM/FixFlo/Goodlord). Essential requirements Desirable requirements Driving license and own vehicle A relevant qualification in property management is preferred but not essential.
