Adoptions Manager - ExeterJob Type: Full timeIn a Nutshell…We have an exciting opportunity for an Adoptions Manager to join our team within Vistry Devon South West, at our Exeter office.As our Adoptions Manager, you will take responsibility for the maintenance and timely cost-efficient adoption of completed estate roads, sewers, pumping stations and public open spaces.You will work closely with our technical team to develop technical agreements during technical/commercial and build stages. Additionally, engage and work with our Build, Commercial and contractor teams to ensure timely completion of site works and sign-offs towards the end of development phases to minimise barriers to adoption and hand-overs. As well as working closely with our Engineering Manager on project bonds and sectional agreement trackers, reporting on outstanding bonds and overrun costs.We value in-person collaboration and team culture, but we’re also committed to supporting flexible working where possible. We encourage you to raise any specific requirements during the interview process so we can explore how this could be accommodated.Let’s cut to the chase, what’s in it for you…Competitive basic salary and annual bonusCompany car, car allowance or travel allowanceSalary sacrifice car scheme available to all employeesUp to 33 days annual leave plus bank holidays increasing to up to 39 days with service2 Volunteering days per annumPrivate medical insurance, with employee paid coverEnhanced maternity, paternity and adoption leave Competitive pension scheme through salary sacrificeLife assurance at 4 x your annual salaryShare save and share incentive schemesEmployee rewards portal with many more benefits…In return, what we would like from you…Behave in line with our company values – Integrity, Caring and QualityRelevant experience with a housing developer, groundwork contractor supervisor/manager/engineer, highway/drainage authority, design consultancy or similarUnderstanding of estate conveyancing, POS, roads and sewers adoptionsComputer literate with a good knowledge of Outlook, Excel and Word, PDF editors, Site Audit ProAccurate eye for detailDriven/Proactive and take ownership of work streamsCan do attitude and organised mindsetProblem Solver and enjoy a challengeAble to breakdown complexitiesA good communicator/listener - Multi discipline communication/negotiation – eg authorities/internal departments/contractors/publicGood negotiation, influence and persuasive skillsDesire to learn and grow in the roleDecision making/problem solving/multi-tasking Desirable…A Civil Engineering related qualification i.e. Degree, HND or HNCUnderstanding of Highway & Water Industry standardsAdoption legal process’sSound commercial awarenessa good knowledge of AutoCAD/MS project or similarMore about the Adoptions Manager role…Overall managementTake responsibility of development sites POS, Road and sewer adoption process.Cultivate and maintain good, professional and respected working relationships with all external adopting bodies including Highways Authorities, Water Authorities, Councils and Management Companies.Managing external consultants to assist with adoptions as required including their performance and costs.Maintain up to date knowledge of all highways and drainage adoption and design procedures and design codes.New sites stagesLiaise with the Engineering, Technical Managers or Technical Coordinator to ensure that infrastructure agreements (S278, S38, S104, S185) and Deeds are in place to facilitate the timely sign-off of works.Provide assistance and guidance to the Technical Department with respect to preparation of Adoption Plans, Deed Plans, Agreements and statutory processes.Prepare and issue Highway H&S Files to adopting authorities.Construction stagesWhenever possible, attend sites during infrastructure works/activities and identify/record issues, monitor quality and provide positive feedback or raise concerns with the build team and/or contractors.Work with the Build & Commercial Departments to ensure a timely sign-off/handover for roads and sewers.AdoptionsInvestigate barriers to adoption of Legacy Sites and explore and pursue solutions with adopting authorities.Ensure CCTV Surveys, As-Built Surveys, etc. are provided by the relevant supply chain and submitted for approval to the adoption authority or approved body.Arrange site inspections of infrastructure at the end of maintenance periods and identify and arrange all works required to achieve adoptionCommission and/or provide responses to Road Safety Audits to achieve sign-off.Liaise with Subcontractors and the Commercial Department with respect to completion of works, variations/new quotations, inspections and rectifying sub-standard works.Procure and manage utility works/installations as may be required to facilitate adoptions/handovers.Undertake regular Site Inspections of completed, unadopted developments and review Health and Safety implications, arranging any necessary remedial works with our Commercial Department.Finally, let’s tell you a bit more about us…We build more than homes, we’re making Vistry.
