Position Overview
The Assistant Project Manager at Mill Creek Residential is responsible for ensuring high-density residential and mixed-use projects are completed safely, on time, within budget, and in compliance with project documents, jurisdictional, and applicable code requirements. Reporting to the Project Manager, the Assistant Project Manager helps manage all aspects of the project, including planning, scheduling, cost control, supervision, and labor relations, providing essential support to the project staff.
Essential Functions/Responsibilities
1. Establish and maintain project schedules using Microsoft Project or other selected scheduling software.
2. Review plans and specifications for coordination and value engineering.
3. Assist in reviewing, processing, and tracking RFIs, Submittals, Shop Drawings, and related reviews and permits.
4. Prepare and maintain project logs within the company’s project management software.
5. Collaborate with Project Engineers and Superintendents to resolve constructability issues.
6. Assist in obtaining and tracking all permits required by the jurisdiction.
7. Assist in bidding and buy-out processes for materials, services, and scopes of work.
8. Support field office setup and mobilization efforts.
9. Ensure personnel development and training are completed, organize and train staff, and monitor teamwork according to the organizational chart.
10. Assist in preparing and reviewing Subcontractor Scopes of Work.
11. Manage project costs from initial bid to final payment, maintaining logs and reports in project management and accounting software.
12. Ensure compliance with contract terms and conditions.
13. Perform other duties as assigned.
Education and Experience
* Minimum of 2-4 years of related experience in construction procedures, building codes, estimating, scheduling, and safety procedures.
* Bachelor’s degree in construction management, architecture, or engineering; six years of applicable experience may substitute.
Skills and Knowledge
* Proficiency in written and verbal English communication.
* Working knowledge of Microsoft Word, Excel, Outlook, and MS Project; proficiency in Procore and Textura is a plus.
* Strong organizational, time-management, and communication skills.
* Ability to negotiate contracts, manage personnel, meet deadlines, and maintain confidentiality.
