Responsibilities
The Building Manager will oversee all aspects of daily management and ensure first-class service delivery across cleaning, security, reception, postal services, service desk, IT services, telephony, and administration. This role also involves supporting the Facilities Manager and Surveyors as needed.
This individual will manage operational activities in compliance with health, safety, and environmental standards, budget constraints, and client/occupier requirements, ensuring service levels and KPIs are met. Responsibilities include, but are not limited to:
1. Maintaining and managing the property cost-effectively.
2. Assisting with procurement of Hard and Soft Facilities Management contracts, providing recommendations to the Property Management Team, and leading contract management.
3. Managing Facilities Management contracts and providing regular reports to the OpCo.
4. Setting and monitoring SLAs and KPIs to ensure compliance and industry standards.
5. Approving and coordinating maintenance works, including sign-off of completed tasks.
6. Utilising smart building data and IWMS software (e.g., Planon) to plan activities and drive value, ensuring stakeholder familiarity with systems.
7. Ensuring staffing levels are adequate and emergency/out-of-hours cover is available.
Qualifications
Minimum Requirements include:
* Experience managing property portfolios
* Experience liaising with clients, tenants, consultants, and authorities
* Knowledge of current Health & Safety legislation
* Understanding of building maintenance and services
* IOSH certification
* Experience in a similar role within a competitor company
* Basic knowledge of commercial leases and service charges
* Strong communication skills (verbal and written)
* Proficiency in Excel, Word, and Outlook
* Ability to work independently and in a team
* Excellent organizational and administrative skills
* Proven staff and contractor management experience
* Initiative and responsibility-taking ability
* Ability to work under pressure
