The Assistant Manager is responsible for coordinating and delivering leasing and reservations activities, assisting the Community Manager in managing the portfolio to achieve revenue, occupancy, resident retention, and leasing goals.
Key Responsibilities:
1. Demonstrate core values consistently as a role model.
2. Ensure property meets company standards through viewing activities, follow-up calls, and feedback collection.
3. Participate actively in leasing by generating traffic, qualifying prospects, preparing documentation, and managing move-in/move-out procedures.
4. Use property systems to generate reports and monitor unit availability.
5. Engage with residents proactively to improve service.
6. Oversee on-site inquiries, manage apartment inventory, and monitor sales activities.
7. Maintain local knowledge relevant to residents' needs.
8. Stay informed on market and competitor conditions.
9. Promote resident satisfaction through timely responses and issue resolution.
10. Manage tenancy processes, inspections, evictions, and late fee collection.
11. Monitor rent payments and chase arrears to meet financial goals.
12. Coordinate with maintenance to ensure community standards and inspect show flats.
13. Report on property performance to investors and address client concerns promptly.
14. Analyze operational reports to resolve leasing issues.
15. Cover Community Manager duties in their absence, ensuring organized work execution.
16. Participate in an on-call roster for out-of-hours emergency support.
17. Ensure compliance with policies, laws, and regulations.
About You:
* Good general education.
* Proficient in Microsoft Office; property software training provided.
* Experience in leasing/sales performance, operations management, and budget monitoring.
* Knowledge of Landlord/Tenant legislation.
* Ability to work autonomously and as part of a team.
* Flexible, adaptable, and culturally aware.
* Fluent in English, with strong communication and organizational skills.
* Numerical aptitude and enthusiasm for stakeholder service and self-improvement.
