Estates Management Surveyor

Location: Isle of Wight (agile working)
Hours: 37 hours per week, although part time will be considered
Days: Monday to Friday
Duration: starts 24th November for a minimum of 4 months
Responsibilities
* Assist with property management and property records management functions and lead on landlord and tenant matters.
* Provide a property management service for the rented property portfolio, oversee invoicing of tenant rents and service charges, liaise with tenants, and manage tenant-related issues such as assignments and general requests.
* Deliver a general property service that engages customers/stakeholders and enables effective use of the service, developing it through stakeholder consultations and ensuring delivery to required quality, organisational and professional standards.
* Maintain all required records and information correctly; analyse information, identify potential concerns and recommend options/solutions; research and evaluate current issues, developments, good practice and legislation changes.
* Work with other professionals and service areas to provide seamless support; liaise with other agencies on operational issues, and work with partner organisations as required.
* Assist the Strategic Head of Service and other property colleagues with providing a professional and quality property service.
* Assist officers on all Property Team property matters, such as obtaining valuation and legal advice from the Legal Team.
* Assist property colleagues with advice for corporate projects, including acquisitions, disposals, accommodation strategy, service area property requirements and regeneration schemes.
Qualifications & Experience
* Proven experience of property management, including substantial direct liaison with landlords, tenants and others, and dealing with tenant groups.
* Demonstrable experience across a variety of General Practice property disciplines, such as property management, lettings, rental income and service charge management, and dealing with applications for assignments and subletting.
* Substantial experience of liaising with landlords, tenants, tenant groups, consultants, contractors and negotiating outstanding rental payments.
* Proven ability to research building histories (including past renovations and irregularities) to assess property integrity and value.
* Ability to analyse the local property market to provide accurate valuations and investment advice, considering market trends, property values and economic viability.
* Experience of tailoring research to meet client needs, such as developing real estate strategies, managing property portfolios and advising on dispute resolution.
* Experience managing property budgets, income and service charges.
* Must have RICS or equivalent status.
Salary: £38.20 per hour worked
