Role Overview - What is it? The role requires leadership responsibility and organisational oversight of the field-based Maintenance and Cleaning Operatives ensuring efficient and effective work is being applied whilst maintaining good service levels and high standards of work. Main Duties - What needs to be done? Support and advise on the day-to-day operations of the field-based Maintenance and Cleaning Operatives. Carry out 1-2-1's and other HR related tasks. Overseeing the on boarding and induction of new staff and embedding them into their roles. Quality checks within properties and inventory checks of storage units/containers. Signing off go back and pre-tenancy works. Overseeing of communal area refurbishment works. Act as a point of referral and to collate information on any issues/complaints within the field-based team for the Head of Maintenance. Meet with local authorities/councils on site visits to provide efficient and effective solutions, therefor maintaining and strengthening relationships. Meeting with external contractors, quality checking works carried and building relationships with new external contractors as well as maintaining existing relationships and ensuring the best price is achieved. Act as a role model within the business and champion the values that are agreed to be core to our corporate purpose and culture. Key Functions within Maintenance Admin Team: Overseeing and supporting the efficient and effective management of maintenance and cleaning in all properties. Supporting and leading the Maintenance and Cleaning Operatives. Proactively dealing with the field- based Maintenance and Cleaning Operatives processes and procedures so that to support and enhance relationships. Providing daily/weekly detailed reports to the Head of Maintenance on voids, performance, KPI's and any ongoing projects. Look to organise the working functions of the field-based team to improve/enhance the outward performance of the team. Work and support Landlord Services in returning keys to managing agents/landlords as well Office Team by supporting the property managers on site visits where maintenance is required and providing efficient and effective solutions. Skills: Technical expertise within field-based maintenance team. Be commercial; recognising the financial and operational limitations we operate within. Confident communicator. Knowledge: Knowledge of operation and managing a field-based maintenance team is essential Knowledge of dealing multi-site properties. Extensive travel across the UK will be required from time to time to support the delivery of role requirements, with you holding a full UK driving licence and access to private vehicle for business use when required.
