Job Description
The Role: As a Maintenance Technician, you will be responsible for maintaining apartment complexes and commercial properties. This includes general repairs, maintenance updates, and sometimes more complex tasks such as troubleshooting HVAC, Plumbing, and Electrical systems. Our company currently outsources these trades, but it is essential that you can quickly identify which trade is needed and when.
Responsibilities include, but are not limited to:
* Perform general tasks such as replacing countertops, drywall, painting, flooring, and other items to restore units to a "like new" condition.
* Ensure property safety and proper maintenance by conducting routine inspections of buildings, grounds, facilities, and equipment; determine repair or maintenance needs; and follow up with work orders as directed by the Property Manager or Facilities Director.
* Prepare surfaces for painting, apply paint using proper techniques and tools, and ensure all surfaces and materials are clean upon completion.
* Conduct apartment inspections and coordinate maintenance to restore units to a "like new" condition.
* Assist in maintaining grounds and landscaping, and repair or replace concrete and asphalt walkways and drives as needed.
Candidate Must Have:
* High school diploma or GED
* 3+ years of experience in apartment maintenance or a trade-related field
* Ability to identify and troubleshoot issues related to Electrical, Plumbing, Appliances, HVAC
* Willingness and desire to learn
* Knowledge of safety procedures in maintenance
* Positive attitude and mindset, with a desire to help people
* Ability to be on-call for emergency maintenance on a 24-hour schedule
Physical Requirements:
* Lift up to 50 lbs
* Shovel or lift continuously for up to 4 hours
* Work in tight spaces and stand for up to 4 hours
* Safely climb ladders up to 26ft
* Willingness to learn plowing or related skills

Experience:
* 3 years in residential maintenance (Required)
* Experience with apartment turnover, unit prep, or property maintenance (Required)
