Job Summary
Assists department heads in managing engineering and security operations to ensure the safety, security, and functionality of property assets, employees, and guests. Responsible for maintaining building systems and grounds, and overseeing security measures to prevent accidents, fire hazards, and property loss. Ensures compliance with legal requirements and Standard Operating Procedures while promoting guest and employee satisfaction through effective communication, training, and leadership.
Candidate Profile
Education and Experience
1. High school diploma or GED; 4 years combined experience in engineering/maintenance and security/loss prevention or related professional areas; technical training in HVAC-R/electrical/plumbing.
OR
2. 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, Criminal Justice, or related major; 2 years combined experience in engineering/maintenance and security/loss prevention or related professional areas.
Core Work Activities
Maintaining Property Standards & Safety
3. Inspects and evaluates physical condition of facilities to determine required work.
4. Operates generators and fire pumps as necessary.
5. Provides emergency response services 24/7.
6. Ensures security equipment is fully functional and safety hazards are minimized.
7. Maintains first aid and CPR equipment and certifications for security staff.
Human Resources & Compliance Activities
8. Assists in interviewing, hiring, and training employees in safety and operational procedures.
9. Conducts performance appraisals and disciplinary actions per SOPs and LSOPs.
10. Supports orientation programs and on-the-job training tools.
11. Administers property policies fairly and consistently.
12. Coordinates with HR on employee issues and accident claims management.
13. Managing statutory training compliance.
Managing Property Operations & Security
14. Assists in planning, scheduling, and evaluating preventative maintenance programs.
15. Supervises distribution and completion of repair work orders.
16. Manages physical plant systems including HVAC, plumbing, electrical, refrigeration, and life safety systems.
17. Develops and implements emergency and security procedures.
18. Conducts investigations of property losses and recommends corrective actions.
19. Deploys security staff and monitors property assets.
20. Conducts periodic patrols of property and parking areas.
21. Ensures compliance with corporate safety and security guidelines.
22. Maintains logs, certifications, and documentation required by law and SOPs.
23. Managing engineering and security contracts and inspections.
Leading Teams & Ensuring Exceptional Service
24. Supervises day-to-day operations of engineering and security teams.
25. Communicates expectations and recognizes performance.
26. Empowers employees to deliver excellent customer service and maintain safety standards.
27. Attends meetings to gather and share critical information for group needs and events.
28. Builds trust and cooperation among team members through coaching and mentoring.
Additional Responsibilities
29. Develops and maintains relationships with local law enforcement and emergency services.
30. Coordinates VIP escort and media control for large events.
31. Analyzes information to solve problems and improve service performance.
32. Ensures compliance with local authority requirements for safety and security.
33. Support DOE with invoice and budget planning.
