Manage an effective Housing Asset Management System to ensure the information held is robust enough to drive the operational process of the Housing Building Maintenance service.
Assist in identifying required programmes of work including financial and resource demand to ensure the Council’s housing stock is maintained to Welsh Housing Quality Standards (WHQS) and improved to meet Welsh Government aims and objectives.
Conduct full scale property asset reviews and options appraisals to assist in identifying additional programmes of work against potential future investment and/or resource availability and react to any new legislation.Monitor performance of programmes in relation to asset compliance and programme completions and ensure accurate recording of asset data is maintained for future work programmes.
Key Responsibilities
* Manage the Asset Management System to ensure information is robust enough to assist managers to drive the operational process, identifying required works, accurately recording key data and monitoring programme performance.
* Assist the Senior Management Team in maintaining an integrated approach within Caerphilly Homes in particular HRO and WHQS where assets benefit from both areas of work.
* Responsible for ensuring the Asset Management System is accurate, monitored and kept up to date, and records the relevant information to allow sufficient forward planning of programmes, resource identification and cost forecasting.
* Record and maintain all available data against asset elements to include archetypes, construction types and age.
* Link the asbestos database to the asset management system to ensure asbestos related information is recorded accurately against each relevant asset.
* Develop and implement processes to ensure effective workflow and arrange any training as a result.
* Set up procedures and deadlines to ensure compliance of the annual programmes are recorded effectively.
* Carry out regular validation checks within the system to ensure reliance is maintained.
* Monitor performance against targets set and report accordingly.
* Develop alerts for managers for them to monitor their team’s performance.
