Role Purpose
We are seeking a Head of Property Services to be responsible for the strategic, operational management and optimization of the company's asset portfolio including the delivery of day-to-day repairs, planned and cyclical aids and adaptations, maintenance, disrepair, void works, asset compliance, energy sustainability and health and safety.
Specific Duties and Responsibilities
* Develop and implement asset management strategies to maximize ROI and long-term value.
* Effectively manage and maintain Arawak Walton's stock condition, asset compliance and energy performance data to ensure the Asset Management Strategy, Business Plan and work programmes are well-informed, components are replaced in a timely manner and asset decency is maintained.
* Prepare and manage annual budgets in relevant areas including stock condition, investment programme and acquisitions.
* Conduct portfolio performance analysis and recommend acquisition, disposal, or repositioning strategies.
* Monitor market trends, regulatory changes, and economic factors affecting asset performance.
* Lead financial modelling, valuation, and feasibility studies for assets.
* Optimize revenue streams (rental income, capital appreciation, etc.) and cost efficiency.
* Management of Arawak Walton's responsive, planned and cyclical, health and safety, energy and sustainability and asset compliance services including resident consultation, production of grant funding submissions, drafting and procurement of contracts as required.
* Monitor and manage contractor performance including the undertaking of contractor appraisals.
* Lead on the tendering and procurement of relevant services and projects, identifying gaps in services and developing new ideas and opportunities for the enhancement of AWHA's activities.
* Develop effective management and performance systems, report progress and ensure Arawak Walton remains compliant with relevant asset legislation, statutory requirements, codes of practice and key performance indicator targets.
* Assist the Operations Director with the day to day running of the Directorate including leading on projects, managing performance and representing the Directorate both internally and externally as required.
* Report production to ensure SMT, Board and relevant committees are updated and informed around relevant activity and performance as required.
* Lead and contribute towards the development of effective new ways of delivering repair services.
* Deliver key projects in addition to main business functions, such as service reviews and customer journey mapping exercises.
* Work collaboratively with the Head of Tenant Services to undertake annual service charge reviews including tenant consultation meetings as required.
* Identify and manage risk in services by understanding the early indicators of risk, tracking impact and putting in place mitigations to maintain and build our service.
* To exercise reasonable care, skill, and diligence and act with honesty and integrity at all times.
* Take the lead with writing all relevant policies and procedures relating to asset and property management.
* Remain up to date and aware of relevant legislation and participate in initiatives that improve service delivery.
* Actively engage in relevant internal audits and implement learning.
* Co-ordinate Health and Safety forum managing H&S responsibilities in the workplace.
* Investigate complaints as required and in accordance with the Housing Ombudsman Complaint Handling Code.
* Be an emergency contact for out of hours calls.
Complaint Handling
* Have a collaborative and co-operative approach towards resolving complaints, working with colleagues across teams.
* Take collective responsibility for any shortfalls identified through complaints, rather than blaming others.
* Act within the professional standards for engaging with complaints as set by the association.
Other Duties
* Implement AWHA's equality, diversity and inclusion strategy in all relevant aspects of the work required by the post.
