Assistant Project Manager (PM) / Buyer – Job Description

Main role and responsibility will be to Assist in ensuring that sites are organized, productive, up to standard and staying on budget.

with the aim for you to take over the PM in time

My expectations of assistant site manager will be, 7.30 am start & 5 pm finish. – all negotiable but set out beforehand. when needed.

I'm looking for someone, that can think on their feet but happy to seek guidance where required,

Answer phone on the good and bad phone calls is a must, emails, clients & tradesperson updates when required.

I'm looking for someone who has experience, in the general building trade,

A Knowledge of building regulations would be an avantage.

This job will require experience in the building trade, depending on your experience the pay would reflect on this.

You need to be a multitasking person.

Rates of pay are negotiable, depending on what experience you bring to the table,

We are a team of about 20 tradespeople ATM looking to bring this to 40 plus, so there will be a lot of progression in the company to be had,

working day starts at the office or on-site.

There is some required traveling to sites, you must have a driving licence & vehicle

This is your expected workload below. Within your contract and not limited to.

. Mainly to start with you will be here to help with the day-to-day running, helping the office and assisting trades on site, with their day-to-day needs.

.Buying materials

This will lead you to do this below, as time progresses with experience and your pay increases

· Manage the teams on site – ensuring they are wearing the correct PPE.

· Ensuring that sites meet H&S standards.

· Ensure that the teams on site clean and tidy and that the trades have good housekeeping.

· Log and manage any issues with conduct or tradesman quality.

· Liaise with the office manager and ensure that the trades are performing all admin duties required of them – such as clock within bounds, completing notes on BT. If this is not being completed speak with the team on site and take required action.

· Ensure that every site has a site pack and required welfare. Ensure that all RAMs and method statements are signed.

· Perform inductions on bigger sites where required.

· At the start of a new job, always meet the team on site to talk them through what is required.

· Ensure that timescales are being kept to – if this is going over look into this. if this is an issue with not enough budget being allowed, provide feedback to the estimator. if this is a work rate issue, speak with the team. Log this and if slow work rate is a continual trend with certain trades, take action using your discretion.

· Sign off every phase of a job, this will prevent future snagging and the requirement to return to site once we have left.

· When a job is won – you need to schedule it in and let the client know.

· Look at quote and see if any PC SUMs require confirming.

· Arrange an appointment to attend site and meet with the client, quantify what you are able to, get client choices on bathrooms/kitchens/paint etc.

· Take good before photos.

· Check access and get a drop pin for all sites.

· Come back to office and re-quote where require. Once confirmed, get the office manager to re-send the job contract.

· Create the site pack including RAMs and a works schedule included in site pack.

· Create a phased material list providing dates for deliveries.

· Contact Building Control, Scaffolding, electrician, plumber, specialised trades if required to get these booked in.

· Ensure sites are set up with materials and equipment prior to work commencing.

· Ensure that sites are organised and clean and tidy.

· Ensure that the trades have all they require to be able to complete the job.

· Re-quest any extra materials required that are not included on the material lists are requested in advance to try and make use of the free delivery from suppliers.

· Ensure that anything that the driver requires to take is requested through the logistics manager at least a day in advance when able.

· Manage the tradesman on-site quality of work – take action where required.

· Ensure that trades are keeping to time scales – if they are going over budget, figure out the issue and report it back to the relevant person.

· Laise with Building Control, Architects etc to ensure that things are being done correctly.

· Ensure that no extras or deviations from the job contracts are completed without a price being sent and confirmed to the client.

· Update job contract with office manager as required.

· Update BT with every site visit with progress photos.

· If any orders are placed – use the correct POs at the suppliers.

· After site visits – feed back to the office with requirements and updates

· Ensure that budgets are managed

· Ensure that all job contracts are up to date

· Answer any email / telephone enquiries for ongoing or upcoming sites.

· Arrange and conduct interviews for potential new staff, ensure that staff capabilities spread sheet is completed.

· help with invoices, ideally every week but no more than 2 weeks.

· Update contracts on a daily basis, as and when required.

Job Types: Full-time, Permanent

Pay: £12.50-£15.00 per hour

Expected hours: 38 – 50 per week
