An exciting opportunity has arisen for a Commercial Property Solicitor to join a highly respected and long-established regional law firm with a strong reputation across South Wales and the South West. The firm is recognised for delivering commercially focused legal advice to a broad and loyal client base and continues to experience sustained growth across its commercial property offering.
Due to an increase in high-quality instructions and continued expansion within the team, the firm is looking to recruit an additional Commercial Property Solicitor to support a busy and thriving department. This opportunity would suit a solicitor seeking exposure to complex and varied commercial property matters while progressing their career within a supportive, collaborative and forward-thinking environment.
The successful candidate will join an ambitious and well-regarded commercial property team acting for a wide range of clients including developers, investors, landlords, tenants, corporate occupiers, lenders, SMEs, owner-managed businesses and public sector organisations. The team advises across a broad range of sectors including retail, industrial, office, healthcare, leisure, hospitality and residential and commercial development.
This is an excellent opportunity for a commercially minded solicitor who enjoys building long-term client relationships and working closely with experienced partners and senior lawyers on high-value and strategically important transactions.
The role will involve managing a varied caseload of commercial property matters with appropriate supervision and support depending on experience level. The successful candidate will also assist on larger and more complex transactions, gaining exposure to high-quality work and significant client contact from the outset.
Key responsibilities are likely to include:
Managing acquisitions and disposals of commercial property Advising landlords and tenants on a range of lease matters Drafting and negotiating commercial leases and ancillary documentation Acting on lease renewals, assignments, licences and surrenders Handling development matters including site acquisitions and disposals Supporting development projects from initial acquisition through to completion Advising on conditional contracts, promotion agreements and option agreements Acting on secured lending and property finance transactions Conducting and reviewing title investigations and due diligence exercises Advising on easements, restrictive covenants and title defects Negotiating transactional and ancillary property documentation Providing property support on wider corporate and banking transactions Liaising with clients, agents, lenders and third parties throughout transactions Assisting with post-completion matters where required Supporting senior lawyers on complex and high-value transactions Maintaining excellent standards of client service and communication
